A Little Paint Works Wonders

Paint cansNew paint makes an entire home look fresh, clean and neat. It typically returns a big bang-for-the-buck and enhances the likelihood of sellers receiving top dollar. If your home has chipped paint, overly bold and personalized colors, exposed wood, or surfaces that look faded, it’s time for a fresh coat of paint. Moreover, if your carpet is worn, dirty, outdated, or an unusual color or style, you might consider replacing it.

Many houses do not sell because of these problems or they require longer market times than homes having fresh paint and new or refreshed flooring. Don’t presume that buyers have additional funds to freshen up a home. They typically don’t. They will simply look elsewhere for a home that needs less work, especially if lack of funds combines with lack of time and/or the desire to undertake an updating project. Even when buyers are willing to overlook the need for additional monies to update, the time required and the motivation, beware the fact that these buyers will also likely discount their offer price to reflect that ability and willingness. In determining how much to discount offers, keep in mind that what it may cost you to do the work in reality, will typically be presumed to be double or triple that amount by the buyer. Not only will the investment of paint, carpet or flooring make your home show better and appeal to many more prospective buyers, but it should sell in a substantially shorter period of time and for more money, generally enough to return the cash invested and accrue some additional profit.
