Thinking of Stucco?

Is it Stucco or is it EIFS?

In many homes today, artificial stucco siding, or EIFS (Exterior Insulation Finishing Systems), is a common choice, also known as Dryvit. Essentially, this polystyrene foam features a base coat, reinforcement mesh, another base coat and then a finishing coat of stucco over the top. It is a terrific product adding insulation value to the home — and a classy look. However, if incorrectly installed, repairs can be both serious and expensive.  Improper installation can allow water penetration and, if not addressed, mold can develop.

Because there are several manufacturers of artificial stucco, and many builders installing it, having it inspected allows you to know if there is a problem. EIFS/Dryvit Inspections will provide a roadmap to good maintenance. Regular preventative care significantly reduces the chances of a serious issue arising.

Alternately, traditional stucco exteriors have been around for close to two centuries. In the article noted above from L&W Supply, they explain, “Traditional stucco, also known as hard cut stucco, is an outer coating for a home composed of a mixture of cement, sand, limestone powder and water, along with other additives. It is applied in either a one coat or three-coat system to ceilings, walls, or other surfaces. Stucco homes and buildings typically feature exteriors with a variety of textures, such as a hard, pebbled finish or a virtually smooth wall.” Possibly accounting for the enduring popularity of traditional stucco is its advantages including a natural resistance to fire, lasting durability, and low maintenance.

So before you purchase a “stucco” home, know which exterior it actually has and plan accordingly. With exteriors, an ounce of prevention can truly be worth a pound of cure!
