Electrical outletThe type of wiring in residential homes generally depends on when the home was built, where it was built and if it has been updated. In the older homes, knob and tube type wiring was the norm, later replaced by improved plastic-sheathed wiring. In most cases the newer plastic-sheathed wiring is copper, insulated with plastic and then wrapped with insulation and another layer of plastic for protection. With any electrical wiring, safety should be of the highest priority. Your home inspector should assess the electrical panel for its age, integrity and lack of safety concerns. Noted issues, if any, should be addressed prior to closing on your new home.

So, when purchasing a new home, you’ll want to know the following about the electrical system:

1. What is the electrical capacity of the house?
2. What type of wiring insulation is used in the house?
3. Are there adequate outlets and light switches?.
4. Are there GFIC outlets (Ground Fault Circuit Interrupter) where code requires?
5. Are there any safety concerns requiring attention?

Problems can range from simply inconvenient to truly dangerous and can result in costly needed repairs, required upgrades and/or total replacement.

A little homework today can save you a lot of money down the road!
