Chicago Air and Water Show

Are you ready for the Chicago Air and Water Show? This Saturday and Sunday, August 17th and 18th enjoy the largest FREE show of its kind in the United States! Presented by City of Chicago, the Air and Water Show showcases daredevil hair-raising thrills in the air and on the water at North Avenue Beach and along Chicago’s magnificent Lake Michigan waterfront.

Some of this year’s headliners include the U.S. Air Force Thunderbirds, U.S. Army Parachute Team Golden Knights, and the U.S. Navy Parachute Team Leap Frogs. The show starts at 10 AM and continues through 3 PM extending north and south along the lakefront from North Avenue Beach.

How to Survive Living in Your Home During Its Sale

Are you thinking about selling your home in 2019 or 2020? If so, like many people, you will likely continue to live in your home while it is for sale.  So here are some tips on how to survive the process and ensure that your home looks its best for all showings. For the best results, consistently do the following things every day to guarantee that your home will always be presentable and ready to show to potential new buyers.

- Make your beds.
- Empty the sink of dirty dishes.
- Fresh flowers always look nice.
- Empty the trash cans.
- Pay attention to the smell. Be aware of cooking odors because some linger longer than others.
- Check the thermostat. Make sure people coming in will be comfortable while they are looking at your house. If they are too hot or too cold, they won’t stay.
- Keep the yard neat. Rake, pick up sticks and mow regularly – do whatever it takes to make the yard look its best.
- Vacuum and sweep.
- Keep the counters clear and clean. All homes have spaces that tend to collect clutter. Try to keep that from happening.
- Preferably, don’t remain at home (even outside) during showings.
- Remove all pets for showings if at all possible.

While undertaking these tasks may not make your home sell faster, it will allow buyers to enjoy looking at your home and generally keep them there longer. When agents show attractive homes, they remember that fact. So even if one buyer prefers another home, that agent may return with another prospect. Conversely, if a home shows poorly, the likelihood of an agent returning with another client diminishes.

Kite Festival

The Chicago Botanic Garden brings you the Kite Festival! This Saturday and Sunday, August 10th and 11th, enjoy a fun-filled day of kite flying, ice cream treats, and professional kite flying demonstrations. Beginning at 10 AM, walk or take the free tram to the meadow west of Evening Island, and watch as the Chicago Fire Kite team performs stunt-kite routines set to music.

In addition to viewing the professionals, feel free to bring your own kite to participate in the public fly time, or make a kite to fly at the kite-making workshop. Admission is FREE, but regular parking fees apply.

It’s a Dog/Cat’s World in New Homes!

Many builders are now considering pets when designing and building new homes. This perspective has resulted in many luxury townhomes and single-family residences offering upgrades to enhance the space to accommodate man’s best friends. These features can include dedicated washing areas in a laundry room just for the family dog or even a built-in sleeping area, perfectly-sized for pet comfort.

Home Buyers are Pet Owners

Over half of the households in the US have at least one pet of some kind, and many others plan to add a four-legged friend to their family once they buy a home. With that goal in mind, buyers tour homes imagining how their canine or feline pal will fit into their space.

Builders are catering to this need by including upgrades that focus solely on the family pet. In addition, you’ll find that more listings will showcase features or nearby conveniences intended for pet owners. Big back yards and dog parks are just two amenities that will often appeal to pet-friendly buyers.

One important note is the fact that many of these pets make their “home” inside the house rather than living in the back yard. Some homeowners will recapture unused space for their dogs and cats. For instance, space under the stairs can become a perfect setting for a dog house complete with bed and bowls. Cats might get their own shelf in the bathroom while a hidden area at the bottom of the closet is perfect for the litter box.

Fido Goes House-hunting

While the buyers may leave their pets at home when they visit open houses or tour homes for sale, they are frequently on their minds when selecting a property. A home near a busy intersection or highway may not be the ideal location for a family with a dog or cat. On the other hand, a townhouse with a small run or yard may be perfect for a time-constrained buyer who doesn’t want a lot of yard to maintain but needs space for their pet to run.

Many of today’s buyers aren’t just looking at homes for themselves and their kids or future family. Rather, they are considering the family pets as well in choosing their ideal new home. Art at the Glen is rated as one of the top shows in the United States by Sunshine Artist Magazine. This premium art festival will feature works from over 150 artists hailing from locations throughout the country. Enjoy stunning artworks in a wide variety of mediums including paintings to ceramics, photography, and jewelry.

Bring the whole family!  Children can enjoy a special area designated just for them with interactive games and activities, including challenging art scavenger hunts throughout the weekend.

Improved Lighting, Improved Living and Easier Selling

Consider making some changes to improve the lighting in your home if it is darker than you might like. Good lighting, an essential asset of a home, will enhance your enjoyment as well as the ability to sell your home in future. Here are a few easy tips to consider...

1. More is Better

When it comes to light, more is better. Have at least three different types of light in a room. Begin with general lighting, usually a ceiling fixture. Then add task lighting, such as lamps. Lastly, add ambient lighting such as decorative wall sconces or candelabras.

2. Consider the Lamp Shade

To provide the ideal lighting, consider switching lamp shades to achieve your desired effect.  A white shade provides more light to brighten the room. Colored shades soften the light and often create a cozy space. Both are good options, but choose the one that affects your goal.

3. Add Flameless Candles

One of the easiest ways to add light to a room without breaking the budget includes purchasing flameless candles or wall sconces. These don’t have to be wired in because they run on batteries. Many look realistic with flickering lights to add authenticity. They can even be grouped on a coffee table, end table or fireplace mantel to add a special touch or draw attention to that area.

4. Add Mirrors

Consider placing a mirror in the room to reflect the light from lamps and candles. It provides a doubling effect in the amount of light you have, especially if it’s in a dark corner. Also try adding metallic accents, which similarly reflect light.

5. Don’t Overlook the Outdoors

Solar lights around your walkways and driveway will brighten up the outdoors and improve your curb appeal. Strings of light surrounding the deck or patio for evening entertaining adds special ambience. Outdoor lighting enhances the setting to make your exterior space more inviting.

Choose from a selection of more than 35 different delectable wines while you take in the breathtaking sights of the Lincoln Park zoo and enjoying accompanying live music! The event, open to persons 21 and older, starts at 6:30 PM and runs through 9:30 PM. General admission tickets include entry beginning at 6:30 PM, 20 tastings of varieties and blends from leading winemaking regions, a guided garden tour with Lincoln Park Zoo’s horticulture experts, and a souvenir tasting glass.

To Rent or Not to Rent When Selling Your Home

Selling your home and buying a home at the same time, while not an unusual situation, can sometimes be daunting. Timing issues to ensure everything falls into place can be challenging. One solution to this potentially troublesome issue may be to rent a property for a short time and resolve the complex nature of buying and selling simultaneously.

The Advantages of Renting a Home While You’re Selling

The main benefit of electing to rent a place once your home sells provides you the luxury of concentrating on the selling phase of the process without the added worry over finding your next home immediately. Typically you can locate a rental once your home is under contract and finalize the lease when you’re sure that things are progressing smoothly toward closing.

Of course, this plan works best in areas where there are an abundance of short-term rental options. If the rental market in your area is tight, you may have just as many challenges renting as in buying.

Another alternative may be to try to sublease a property or find a landlord who accepts month-to-month rental contracts so that you won’t be locked in to a long-term lease. This process would allow you to begin searching for a home to buy once your home has sold and you’ve moved out. The primary disadvantages of this option include the need to move twice, and potentially find a storage facility for the belongings that you’ll not take to a rental home or want to unpack. Before choosing this path, consider the impact your family being in limbo for a longer time.

Choosing to Buy and Sell at the Same Time

Even though buying a new home while you sell your current one may seem like a challenge, it can be done with the skilled assistance of the right agent who can guide you through the process and know when to schedule tasks to ensure that everything is completed on time. If you have a mortgage on the home you are selling and will need a new one on the home being purchased, your lender and legal advisor should be able to coordinate the payoff of your existing loan while securing a new loan.

The key to making this work is to determine if you can manage two mortgages and be able to buy before your current home has sold. If not, you’ll need to close on your existing home and then close on your new home.  To avoid the need to require delayed possession for your own buyer, you will need to, ideally, close both properties back-to-back on the same day.  While there are some issues to deal with when buying and selling at the same time, it’s an uncommon situation.  Most agents and lenders are familiar with this need and it can generally be managed without much difficulty. Just make sure to choose the right people to work with – ones who have the experience and knowledge to ensure everything comes together at the right time.
