Your Home is Sold – Don’t Forget …

The papers have all been signed, the keys turned over to the new owner and your proceeds are available – the closing is over! Here are a few reminders for you after you sell your home

Keep Your Paperwork!

As with any business transaction, and especially so in the case of a home, it's important to keep all the paperwork.  It may be needed for tax purposes or should any questions arise after the closing.

Speaking of Taxes

April 15th inevitably arrives much sooner than most taxpayers like.  So remember that documentation will simplify your accounting of expenses and the proceeds of sale. Also, keep in mind that you may be able to add the cost of improvements to your home completed during your ownership to the benefit of your tax position when you sell.  So retain documents, paperwork and receipts for that purpose to provide to your accounting/tax professional or in the event that you're audited.

Change of Address

Did you know it's actually recommended that you complete a change of address form at least 30 days before you move?  It's not always feasible, but it's something to think about when the time comes. Visit your local U.S. Postal Service location for free forms – and don’t forget to notify all your creditors, banks, etc.

The 34th Annual American Craft Exposition

The American Craft Exposition (ACE) begins this Friday, September 21st and will continue through Sunday, September 23rd at the Chicago Botanic Garden. Presented by The Auxiliary of NorthShore University HealthSystem, this exposition features over 140 of the country’s leading artisans exhibiting one-of-a-kind pieces, luxury collections and uniquely creative, museum-quality artwork. Visitors can find something for everyone, with artists showcasing new achievements in jewelry, ceramics, metal, fashion wearables, glass, furniture, leather, wood, mixed media, and more.

This event also serves as a fundraiser supporting research and care at NorthShore University HealthSystem. Artists support ACE’s fundraising goal by participating in the voluntary Craft for a Cause program and donating a percentage of each designated sale. Proceeds will benefit pharmacogenomics and orthopedic regenerative medicine research at NorthShore. Visit the official event website for additional information.

Fulton Market Harvest Fest

If you’re a fan of fantastic food, delicious craft beer, and top-notch live music, then be sure to check out the Fulton Market Harvest Fest. Beginning this Friday, September 14th and running through September 16th enjoy a weekend of culinary fun from some of Chicago’s best restaurants! Along with the food vendors, the festival will also feature many chef demonstrations from such big names as Joe Flamm and Bruce Kalman, Rick Bayless, Ming Tsai, Kristen Kish, Erling Wu-Bower, Carrie Nahabedian, Stephanie Izard, Ivy Mix, and many more!

A number of area restaurants are also hosting demonstrations, including a 5:00 Somewhere Cocktail Class with Ivy Mix, Harvest Bread Class with Greg Wade, Beer & Cheese Class with Goose Island, and much more. Also look out for beverage classes and other pop-up events from national food figures!

Choosing a New Neighborhood: What to Consider

There’s a lot to contemplate when shopping for a new home. While it is important to determine how much space you’ll need and how many bathrooms and bedrooms are essential, the location, the neighborhood and the community you select should provide the lifestyle you are seeking to fulfill your family’s passions and requirements.

So, when you consider all the interior features you prefer, remember to look outside the home, too. The neighborhood where you choose to buy your home can also influence how well it retains its value over the years, as well as how much you will enjoy living there.

Because differing priorities in every family are the norm, it’s up to you to decide what is truly important.  Thus, when selecting the area that is right for you, here are some essentials to evaluate when buying a home:

Location – Homes close to amenities like public transportation, jobs, downtown centers, schools, and shopping areas tend to hold their value. Parks, bike paths or jogging trails often add additional neighborhood benefits.  Regardless, it is crucial to assess your personal location preferences such as an easy commute to work or nearby proximity to schools, relatives or friends.

People – Signs of recent improvements and revitalization may signal a neighborhood undergoing renovation where values are stable rather than in decline.  Many buyers also are happier in areas where neighborhood demographics match their own.  So while it is important to seek signs of stability in your new locale, you might also consider who lives there and how they would relate to you and your family.  Are they young professionals, families with kids or retired folks?  Ask yourself what would make you most content and keep that in mind when selecting a home to buy.

Access – Efficiently-designed neighborhoods allows you to get around easily. Assess the amount of traffic, how the streets are laid out and if there is ample parking. Pedestrian conveniences can also help to maintain home values. If you are not in a rural setting, you might want to consider areas where walking is safe and easy such as those with adequate sidewalks and lighting.

Remember, there is no one-size-fits-all formula for choosing the best neighborhood. What is attractive to a young single person just out of college might not suit a family with four children under the age of 12.  So determine your own priorities for your next neighborhood, as well as your home.   If your expectations are clear before you buy and you share this information with your agent, it will be much easier to find that near-perfect match for you and your family.

Stars of Lyric Opera at Millennium Park

Get ready for a memorable weekend at the annual Stars of Lyric Opera at Millennium Park. Friday, September 7th, enjoy a FREE outdoor performance featuring the musical melodies from some of opera’s finest music.  The program will include excerpts from seven operas that are part of the 2017/18 Lyric season: Gluck’s exquisite Orphée et Eurydice, Verdi’s powerful Rigoletto, Wagner’s magnificent Die Walküre, Bizet’s gorgeous The Pearl Fishers, Puccini’s spectacular Turandot, Bellini’s captivating I puritani, and Gounod’s romantic Faust.

There will also be beautiful arias from other Lyric favorites:  Mozart’s The Marriage of Figaro, Donizetti’s Don Pasquale, and Massenet’s Werther. Make sure to pack your picnic basket and get ready to enjoy a truly magical evening. The concert will begin at 7:30 PM at the Pritzker Pavilion.

Listing for Sale in Autumn

Next to spring, fall is the most ideal time of the year to put your house on the market and has proven to be the second busiest time of the year for home sales nationwide.  Traditionally, inventory of homes for sale in the fall is lower than in the spring months. So if you price appropriately, prepare well, and stage for the season, your home is likely to sell.

Currently, mortgage rates are still low.  This continues to create strong incentive for buyers to purchase and beat inflationary pricing trends. Thus, listing your home now increases the odds of selling before winter arrives.

To enhance the likelihood for your fall home sale success, here are some simple tips to ready your home for listing your this autumn:

Decorate for the season

Celebrate autumn beauty by using seasonal decorations.  Try adding “punch” to your fall curb appeal with colorful pumpkins of various sizes and hues.  Also consider hardy mums, the perfect replacements to summertime flowers,  which come in a variety of colors and sizes.  Mix and match them and strategically place or plant them in your front yard to capture the attention of potential buyers. 

Maximize lighting, both indoors and out

With daylight hours shortening, the addition of exterior lighting to walkways, driveways, trees, and entrances will enhance outside appeal even as darkness falls.  Utilize your hard-wired exterior lighting fixtures and consider adding other illuminating accents as well. Because potential buyers continue their home search in the evening hours, be sure to show off your home’s exterior appeal at night through the use of strategically placed lighting.   

To maximize your interior lighting, open all shades and blinds prior to all daytime showings and turn on all lights -- both overhead and lamps.  Buyers prefer homes that are light and bright.

Provide year-round photos

To show your home’s year round beauty and help buyers envision its potential in all seasons, use summer photos with your flowers in full bloom and lush green grass, winter photos with a fluffy layer of clean white snow, and seasonally-appropriate photos for your current main listing photo.  Fall colors provide a special appeal to most pictures.

Spruce up the yard

The outside of your home is the first area that a buyer will see, and its condition will impact the initial reaction to your home.  Looking good is critical, so be sure to maintain your yard and garden beds by raking up the leaves … and don’t overlook the driveway and walkway. For added appeal, remove dead flowers, plants, or bushes and add a layer of fresh mulch to your beds. These basic tasks will help to ensure that buyers’ initial reaction to your home is positive and inviting.

Pleasant fall weather entices people to get out and enjoy the temperate air before the cold sets in.
