Improved Lighting, Improved Living and Easier Selling

Consider making some changes to improve the lighting in your home if it is darker than you might like. Good lighting, an essential asset of a home, will enhance your enjoyment as well as the ability to sell your home in future. Here are a few easy tips to consider...

1. More is Better

When it comes to light, more is better. Have at least three different types of light in a room. Begin with general lighting, usually a ceiling fixture. Then add task lighting, such as lamps. Lastly, add ambient lighting such as decorative wall sconces or candelabras.

2. Consider the Lamp Shade

To provide the ideal lighting, consider switching lamp shades to achieve your desired effect.  A white shade provides more light to brighten the room. Colored shades soften the light and often create a cozy space. Both are good options, but choose the one that affects your goal.

3. Add Flameless Candles

One of the easiest ways to add light to a room without breaking the budget includes purchasing flameless candles or wall sconces. These don’t have to be wired in because they run on batteries. Many look realistic with flickering lights to add authenticity. They can even be grouped on a coffee table, end table or fireplace mantel to add a special touch or draw attention to that area.

4. Add Mirrors

Consider placing a mirror in the room to reflect the light from lamps and candles. It provides a doubling effect in the amount of light you have, especially if it’s in a dark corner. Also try adding metallic accents, which similarly reflect light.

5. Don’t Overlook the Outdoors

Solar lights around your walkways and driveway will brighten up the outdoors and improve your curb appeal. Strings of light surrounding the deck or patio for evening entertaining adds special ambience. Outdoor lighting enhances the setting to make your exterior space more inviting.

Lincoln Park Zoo Summer Wine Fest Presented by JPMorgan Chase

Calling all wine lovers, the Lincoln Park Zoo Summer Wine Fest is this Friday, July 26th. Choose from a selection of more than 35 different delectable wines while you take in the breathtaking sights of the Lincoln Park zoo and enjoying accompanying live music! Food for purchase will also be available at various locations throughout the zoo.

The event, open to persons 21 and older, starts at 6:30 PM and runs through 9:30 PM. General admission tickets include entry beginning at 6:30 PM, 20 tastings of varieties and blends from leading winemaking regions, a guided garden tour with Lincoln Park Zoo’s horticulture experts, and a souvenir tasting glass.

To Rent or Not to Rent When Selling Your Home

Selling your home and buying a home at the same time, while not an unusual situation, can sometimes be daunting. Timing issues to ensure everything falls into place can be challenging. One solution to this potentially troublesome issue may be to rent a property for a short time and resolve the complex nature of buying and selling simultaneously.

The Advantages of Renting a Home While You’re Selling

The main benefit of electing to rent a place once your home sells provides you the luxury of concentrating on the selling phase of the process without the added worry over finding your next home immediately. Typically you can locate a rental once your home is under contract and finalize the lease when you’re sure that things are progressing smoothly toward closing.

Of course, this plan works best in areas where there are an abundance of short-term rental options. If the rental market in your area is tight, you may have just as many challenges renting as in buying.

Another alternative may be to try to sublease a property or find a landlord who accepts month-to-month rental contracts so that you won’t be locked in to a long-term lease. This process would allow you to begin searching for a home to buy once your home has sold and you’ve moved out. The primary disadvantages of this option include the need to move twice, and potentially find a storage facility for the belongings that you’ll not take to a rental home or want to unpack. Before choosing this path, consider the impact your family being in limbo for a longer time.

Choosing to Buy and Sell at the Same Time

Even though buying a new home while you sell your current one may seem like a challenge, it can be done with the skilled assistance of the right agent who can guide you through the process and know when to schedule tasks to ensure that everything is completed on time. If you have a mortgage on the home you are selling and will need a new one on the home being purchased, your lender and legal advisor should be able to coordinate the payoff of your existing loan while securing a new loan.

The key to making this work is to determine if you can manage two mortgages and be able to buy before your current home has sold. If not, you’ll need to close on your existing home and then close on your new home.  To avoid the need to require delayed possession for your own buyer, you will need to, ideally, close both properties back-to-back on the same day.  While there are some issues to deal with when buying and selling at the same time, it’s an uncommon situation.  Most agents and lenders are familiar with this need and it can generally be managed without much difficulty. Just make sure to choose the right people to work with – ones who have the experience and knowledge to ensure everything comes together at the right time. Choosing a Neighborhood for Your Next Home

If you’re moving to a new location, one critical decision in finding a new home is choosing the right neighborhood. While you may prefer a short commute or require quality schools, you’ll also want to select a community that fits your personality and your family. Here are three considerations to help with your analysis.

Know What You Want

Start by identifying what location features are important to you.  Are you seeking a picture perfect suburbia setting with tree-lined streets and children playing in the yards?  Perhaps you’d prefer an action-filled downtown with all of the best places to eat and hang out within walking distance. Or would a sophisticated neighborhood filled with fun amenities and young professionals be optimal?

Consider the amenities you need near your chosen location. Perhaps public transportation is a priority or access to city parks. Some buyers like to be within walking distance of a library or grocery store, while others feel that multiple choices of restaurants are appealing. Decide what is important to you and your family in advance of your search.

Consider the Type of Housing

In most cases, the majority of suburban homes will be single-family detached residences with smaller numbers of townhomes and condominiums mixed in.  Conversely in the downtown urban areas, condos and apartments will prevail with lesser numbers of free-standing homes. Consider the upkeep you’ll be willing to undertake and how much space you’ll want.

If you are looking for neighborhood amenities, newer subdivisions may be designed in their planning and construction phase to provide and offer more than traditional older single-family home neighborhoods where proximity to a downtown center may offer some of what you’d like and need, but it may be further from your home. If freedom from home maintenance chores is attractive, you might consider seeking a property in an area that includes lawn care and/or common areas with a pool, fitness center or entertaining space.

Drive the Neighborhood

One sure way to become familiar with any neighborhood is to drive to/through the area, park your car and take a leisurely walk down the streets. This will often provide insights as to who lives there and the sounds you’ll hear such as children playing, trains rolling by, the hum of a nearby highway, planes flying overhead or the soft silence of trees fluttering in the wind.

Multiple visits at different times of the day will provide the best overview of life in the area. While it may be relatively quiet during the day when everyone is at work and children are in school, nighttime could be the total opposite with cars cruising down the street or partying neighbors.

Searching for a home to buy is also committing to a neighborhood. Make sure you like both before you make that final decision. 4th of July in Chicago

Celebrate the Fourth of July with fun, fireworks, and festivities. Start your day off at the Fourth of July Parade beginning at 10 AM in the Irving Park neighborhood. With a host of great activities for all ages, you’ll want to be sure to bring the whole family.

After the parade, head over to the Grant Park Music Festival for their Independent Day Salute and enjoy the musical stylings of your patriotic favorites as performed by the incredible Grant Park Orchestra and Chorus. The event will begin at 6:30 PM at the Jay Pritzker Pavilion in Millennium Park. 

Lastly, what is the Fourth of July without fireworks? Don’t miss the iconic Navy Pier fireworks show beginning at 9:30 PM. Witness the spectacular sight of the stunning fireworks over Lake Michigan set to patriotic music!  Chicago is full of exciting events this Fourth of July – don’t miss the celebration and family fun!

Maximizing Your Garden Areas

For some, a garden is a sanctuary, hobby, or even a local market. In today's do-it-yourself world, gardening can be one of the most enjoyable things to learn about and explore.

If you plan to install or improve your garden, you’ll want it done right to add intrinsic value and curb appeal to your home. An overgrown garden that’s full of weeds and dead grass, will clearly elicit a totally different impression than one that has been thoughtfully well-maintained. 

So whether you choose to create a garden yourself or hire a professional landscaper, it's important to map out your plan. Here are some tips to consider.

Mapping the Land

Creating a garden can be fun, a truly creative project.  But be careful to not overextend yourself.

To start, be sure to understand what types of plants grow best in your area. This information can be obtained by talking to others in your neighborhood, local garden centers, or home improvement stores where you can purchase the perfect plants, fruits, or vegetables that work specifically for you.

Right Tool for the Job

Be sure to use the correct equipment for your project.  This should help to ensure that the results you want are achieved on the first try.  Also, be sure to maintain and care for the tools and equipment you use and purchase so that future tasks can be done with ease.  Basic gardening equipment will likely include a good spade, rake, trowel, shovel, cutters and gloves, amongst other things.  Make a list before you begin so that you’ll have everything you need readily accessible as the work progresses.

Start Planting

Let your garden express your vision and passion whether it be the creation of a longed-for vegetable garden, a stunningly-colorful bed of enchanting flowers, or an aromatic herb garden. Conditions will inevitably control part of the decisions made but the results are really only limited by the imagination. For inspiration regarding the possibilities, consider consulting home and garden television shows, magazines, and websites or take a stroll or drive through the area to find landscaping ideas that capture your heart.
