11th Annual Millennium Art Festival

The festival begins Friday, June 28th and will continue through June 30th located at Michigan Avenue and E. Lake Street in Chicago.

This event will feature over 110 artists whose works range from paintings to ceramics, photography and more! Food vendors will include Hell’s Kitchen, Magic Circle Crepes, Mediterranean Cuisine, and El Campeon. Don’t miss your chance to take in some of Chicago’s most talented artists at this free three-day extravaganza!.

Getting Organized Adds Order to Your Things and Life

Now is the perfect time to consider the process of cleaning and organizing your storage space. Take a day or two to beat the heat or eliminate rainy-day boredom.

While it’s easy to become overwhelmed as you prepare to start, a solid plan should ease that pain.

So, here’s a step-by-step guide to organizing, a task that is especially important if you are planning on selling your home in the near future.

Get Rid of All That Stuff

Decluttering your storage space, and your life, means eliminating little used items that you’ve been collecting for decades. Start with the old, broken things that you never plan to use again and can easily discard. Then move to harder items that hold sentimental value and consider which keepsakes such as baby clothes that have been hidden away for years must stay and which can be recycled, donated or eliminated..

Utility Zone

The utility zone houses the furnace, water heater, sump pump, breakers etc.  Most organizers advise that this area is free of obstructions.  So avoid using it for storage space. Should something go awry, you’ll need to access the problem area quickly. If you must store things in this area, be sure the storage containers are easy to move – wheeled storage racks would be best.

Storage Zone

Make a map of the zone and subzones. Common subzones include spaces such as camping equipment, tools, off-season clothes, lawn equipment, furniture, and holiday decorations.  Ideal organization is best achieved by not mixing areas.

Master Control

When organizing your storage area keep two things firmly in mind: accessibility and durability.

Accessibility means knowing where your items are, keeping like items together in a single location, and being able to reach them when you need them. Constructing shelves and using bin organizers enhances the result.  If the area looks neat, nice and organized it is more likely to stay that way.

A durable storage area will protect your items from the cold and damp. Investing in plastic bins and elevating other items off the floor either by placing them on shelves or hanging them from the walls should minimize concern for potential damage.

Label Everything

Effective organization requires arranging things in such a way that your belongings can be located with ease. So, purchase labels and a permanent marker. Place them conspicuously on both your bins and your shelves.

While few folks really wants to tackle the task of getting organized, once it’s done, most people who complete the process feel great and life becomes much simpler at the same time.

Long Grove Strawberry Fest

Get ready for some sweet summertime fun at the Long Grove Strawberry Fest. The festival begins this Friday, June 21st and will continue through Sunday, June 23rd. Enjoy delectable strawberry-infused foods from some of the area’s best restaurants and chefs. You can find a little bit of everything … from prime rib sandwiches slathered in strawberry salsa to classic strawberry pie-eating contests. For those who like to mix it up, chef-driven barbecue and other decadent local treats offer something for every taste bud. 

And when it comes to entertainment, Strawberry Fest leaves nothing to the imagination either, with a classic carnival, multiple stages of live music, and the Kids Zone featuring enduring family activities at no charge.

Admission is $5 per person and children under the age of 12 attend free. Proceeds from Strawberry Fest go toward improving the full Long Grove experience throughout the year.

Ribfest Chicago

Celebrate Ribs and Rock and Roll at Ribfest Chicago this Friday, June 14th through Sunday, June 16th. Did you know that Ribfest Chicago was voted Chicago’s Best food fest? Ribfest Chicago is also a nationally-recognized FREE music festival. Top local and touring acts make up a delicious blend of indie, roots rock and alt-country for one of the hottest all-original lineups in the Midwest.

With over 50,000 pounds of BBQ and 25 hours of live music, this event is sure to be fun for all. Bring the whole family; children can enjoy games and bounce houses at the Kids Square!

The festival is free, but donations are requested. Ribfest Chicago has contributed more than $350,000 to Northcenter schools and nonprofits to improve education, benefit critical nonprofit work, assist special needs and fight hunger, in addition to funding chamber projects and annual programming.  A $10 per person donation is requested to benefit Northcenter’s philanthropy and community programs.

Surf Safely When Home Shopping Online & Elsewhere

Estimates indicate that over 90 percent of today’s buyers first searched for their home online. In today's technologically savvy world, many people feel quite comfortable shopping online or even conducting their banking electronically. With so many people scouring the Internet to search homes for sale, homebuyers should avoid becoming a prime target for cybercriminals by conducting safe and secure online home searches.

Begin by only visiting legitimate websites. One of the most common tactics used by spammers includes establishing fake websites that capture personal information. These sites can easily appear convincing and present as a legitimate property listing site or lending site.

To maintain your privacy and to protect your sensitive information, look for sites using encrypted technology.  One way to also verify authenticity includes ensuring there is an actual address and telephone number listed. Bogus sites may be missing this crucial information. Should you preview a home for sale online listed with a real estate company or agent, consider asking your real estate agent to gather additional information for you.

In addition to exercising care while shopping online for lenders and homes for sale, it is also important to be cautious in the real world. While most advertisements are legitimate, to be safe it is always best to have your real estate agent accompany you to view a home.  Once you have secured a property and applied for a mortgage, be sure to transmit or deliver sensitive or confidential information to your lender in a secure setting, preferably not over the phone or in public.

Chicago Blues Festival

The Chicago Blues Festival begins this Friday, June 7th at Millennium Park. Blues Hall of Fame member, Bobby Rush will headline the festival on opening day. The GRAMMY® Award-winning artist was named by Rolling Stone "The King of the Chitlin' Circuit" for his vigorous touring schedule and energetic show.

Before Bobby Rush takes the stage, the Jimmy Johnson Blues Band will mark the 90th birthday of Mr. Johnson, one of the genre’s legendary artists and member of the Blues Hall of Fame. Some of Saturday’s artists include the award-winning and legendary soul artist Bettye LaVette, Don Bryant, Latimore, and many more!

Wrap up this energetic blues experience on Sunday with Ruthie Foster, and a special tribute set for the late Mike Ledbetter by The CONNECTION with Mike Welch & Friends.

What Impacts Your Home's Market Value

Evaluating a home’s market value isn’t always easy for a homeowner.  Many times an objective opinion is required, even if the news is not promising.  Overpricing a home is one assured way to prolong the selling process.  Moreover, a lengthy selling period, statistically, more times than not, correlates with a lower selling price. In comparison, homes that sell quickly will generally sell for more than their languishing-on-the market competition.  An experienced real estate professional  who knows the market and the neighborhood will likely be the most reliable resource to assess the value of a home.  

Many factors that can negatively affect a home’s value are obvious, but some are not.  Here are a few value-related concerns to keep top of mind when selling and seeking your highest and best value.

Curb Appeal

First impressions are critical -- a house without curb appeal can discourage buyers before they even exit from their cars.  Fortunately, curb appeal is one of the easiest problems to remedy.  A fresh coat of paint, clean front porch and neatly maintained and manicured yard are essential.  Keep in mind that a first impression can only be made once and really is essential to maximizing a home’s value.

Pets

There’s no question that odors and damage caused by pets need to be addressed before a house goes on the market and visitors view the property.  The scent of cat urine or sight of wood floors, worn or scratched by animal traffic, is likely to dampen buyer enthusiasm and inevitably drives offer amounts down. Buyers tend to double and triple discount for the costs of perceived issues. So addressing those up front will assure that your home will show better and increase the odds of selling for more.

Renovations

The problem with many design and customization decisions is that they work for the current owner, but not the prospective buyers  who may simply see these choices as projects they’ll have to pay to undo. Buyers need to imagine themselves living in a home of their own and not someone else’s residence.That’s why sellers who have over-personalized their homes should consider repainting with colors suited to many types of décor or replacing especially unique features such as a lighting fixture or carpet/flooring selection that may have buyers scratching their heads.

Physical Problems

Anything that would be a problem for the next owner of a home is definitely going to cost the seller. Whether it’s an obvious problem, or only discovered during a home inspection, issues with roofing, structure, HVAC equipment,  other mechanical systems, appliances etc., either need to be addressed by the seller before the house goes on the market or they will ultimately be factored into a prospective buyer’s offer or post-inspection discussions.

Location

The location of a home can be one of the biggest problems facing a homeowner wanting to sell.  A home on a main road, backing up to or near a highway or train, abutting non-residential property, on a lot with minimal yard space as compared to other neighborhood homes or properties located in an area with a questionable reputation, high crime rates, filled with unkempt homes and/or an unappealing skyline may be more difficult to sell, even if the home, itself, is in pristine condition.

Conclusion
