The Fourth of July is a busy weekend with local events in all of the communities for families and people of all ages. Here is a look at some of the top options to put on your schedule for this weekend.

Chicago Botanic Garden Art Festival

Enjoy the fabulous artwork of approximately 95 artists with a botanic theme. Purchase selected pieces with a green ribbon and know that 100 percent of the proceeds go to Autism Speaks. The Fourth of July at Navy Pier

Enjoy the holiday at one of the best locations in the Chicago area when you visit Navy Pier. Experience an amazing view atop the Navy Pier Ferris wheel, which poises riders 150 feet up in the air. Take a boat cruise before the spectacular finale for a first-class view of the fireworks display and while aboard, you can enjoy dinner and dancing.  Round out this wonderful long weekend with the grand fireworks show, which will be seen starting at 9:30 PM on Tuesday evening, July 4, 2017!

Why You Should Think about Zoning Before You Buy

Many buyers think that zoning doesn’t matter unless you’re buying commercial property or farm land. However, zoning rules and regulations can make a difference even if you’re buying residential property. It becomes especially important if you plan to build your dream home.

Future Plans

While fewer people buy a home with the idea of living there for more than a decade, it’s still important to consider how zoning could impact you down the road. For instance, a neighborhood that is zoned multifamily could mean that a single-family home next door will be torn down so an apartment building or duplex can be built.

Some areas are mixed-use, which means they include residences as well as commercial properties, so eventually you could be living across the street from a neighbor or coffee shop. For young families with children, this might be a major concern. Buyers seeking a quiet neighborhood will want to consider this issue as well.

Other Aspects of Zoning that Could Impact You

Zoning regulations could prevent or allow you to do certain things on your own property. It pays to understand this before you buy in a neighborhood. Here are some ways zoning could make life better or worse:

  • Some areas may not allow home businesses
  • Remodeling may be limited based on local zoning rules, especially for adding on to the property
  • Some zoning rules prevent large vehicles like a boat or RV from being parked in the area
  • Animals considered as farm animals may not be allowed in certain areas

In addition to zoning regulations, it may be prudent to check out the Covenants, Conditions and Restrictions (CC&R) for the property to ensure nothing will affect your ability to enjoy your property as you’d like after making a decision to buy.

To find out about zoning requirements in the area where you want to buy, talk to your local planning department or ask your real estate agent. They can provide or obtain information about current zoning and any indication of zoning changes for the future. 20th Annual Festival of Fine Arts

Enjoy this prestigious festival that showcases some of the best fine art from local and national artists. The Festival of Fine Arts will be held in Highland Park on June 24th and 25th with 125-juried artists present and more than 20,000 people in attendance. Exceptional examples of fine arts and crafts will be featured, including ceramics, fiber, glass, jewelry, wood and more.

In addition to fabulous art pieces, there will also be demonstrations, chats with the artists, live music and delicious food. Special activities for children make this event fun for all ages. Divorce -- How to Handle Your House

Even if it is done on amicable terms, divorce is a complicated matter with many considerations including all of the assets acquired in marriage. Typically, your home, as one of the biggest assets, can cause problems if one partner wants to sell and the other person doesn’t.  So here are some of the options to contemplate or choose.

Sell the House

The easiest approach in a divorce is to sell your home. Undoubtedly, the property provokes a lot of memories, and selling the house allows parties to make a fresh start. Frequently, the profits will be divided, and then can be used to purchase a new residence, to rent or to liquidate other debts accumulated during the divorce. Generally, this approach is also the simplest way to move through the divorce process.

Buy Out Your Spouse

If one party prefers to keep the house and both can agree upon the terms, the other portion can be sold to the spouse wanting to retain the property. This option ensures that any children involved will not be uprooted from their home. For this to work smoothly, the spouse wanting to stay will need enough cash on hand to close the sale or an ability to get it in the future. While this option is clearly more complicated than selling the home outright, it does ensure free and clear ownership to the party who chooses not to move.

Keep the House

This option is the most complicated, and threatens the most potential for future problems. However, it also has some benefits if neither party wants to sell the property. For this option to work, create a clear written contract for both parties to honor. The details are critical because if both individuals are contributing to the mortgage payment and one fails to meet that obligation, the other person will have to continue paying the entire amount to avoid the risk of foreclosure. Keeping the house really works best with two parties who are invested in working together for the long-term despite the divorce.

Because your home is likely your biggest asset, decisions regarding it may be emotional. So, carefully evaluate the consequences of each alternative. Have Fun with Dad This Weekend

What many fathers want most on Father’s Day is just to spend time with their children and family. With so many activities in the area, you’ll have plenty of options to fill the day. Here are three suggestions which may appeal to you and your dad.

The Gold Coast Art Fair in Grant’s Park is a top event for anyone interested in art. Over 300 artists from all over the world will be presenting their work during this weekend. You’ll enjoy real-time demonstrations from some of the artists as well as live music and even interactive art projects. Create a masterpiece with the Spin Art machine and enjoy the day. It will be open on Saturday and Sunday, June 17th and 18th, 2017 from 10 AM to 6 PM.

The Custer Fair is another fun family option for Father’s Day held in Evanston. Come by anytime throughout weekend from 10 AM to 9 PM and enjoy the food and fun of this event. You can experience the tastes of an international menu and see all kinds of craft items for sale. Three stages will provide entertainment with jazz legends performing on the Festival Stage and novelty performers on the Arena Stage. Eiden Park is the central location of children’s activities including face painting and balloon sculptures. So, there’s something of interest for all ages here.

Alternately, you might enjoy a Father’s Day BBQ in The Pavilion Park at the Brookfield Zoo. While you can partake of a fabulous buffet, an interactive DJ will also provide the entertainment. A cash bar will be open. Reservations are required for this event, and you can register online at the Brookfield Zoo website. This event will be held on Sunday, June 18, 2017 at 12 PM.

Regardless of your choice, enjoy this special day with the special “Dad” in your life!

There’s nothing quite like the feel of jumping into a swimming pool on a hot summer day. Many buyers dream of having a refreshing pool in their own back yard to enjoy anytime. However, this amenity is clearly not a top priority for everyone. Whether you’re buying or selling a home, here are some pointers to understand about properties with swimming pools.

As the Buyer

Your primary concern will be pool maintenance. If you’ve never owned a pool before, you’ll want to find out about the work and cost involved. Also, consider how much time you’ll spend in the pool. If you don’t use it enough, it may not be worth the additional effort and expense.

You must also consider resale value if the day comes when you sell this home. If the property you’re looking at is the only one in the neighborhood with a pool, it may not be a big selling point. You’ll need to have it inspected to make sure it functions properly, that the equipment is sound, and that it meets local regulations and code.

In the final analysis, evaluate the fun a pool provides and the extra associated work required to determine if the pool meets your needs. Either way, don’t overlook the presence of a swimming pool in any homes you tour.

As the Seller

You’ll want to convince visitors that they want a pool in the home they buy. To increase the likelihood of a buyer choosing a pool, be sure it is meticulously clean, well-maintained and extremely inviting. Otherwise, buyers may perceive that there is more work and expense than they’d ideally like.

If you live in a community where pools are, at a minimum, desirable, or ideally, standard, your home could sell easily. However, if your neighborhood has many young families or those on a budget, you may find it more difficult to attract buyers. Safety can be major concern for some buyers, especially if they have young children. A second concern surrounds the upkeep and may be enough to deter many who have never owned a pool.

Make sure your pool meets code by providing appropriate fencing or other adequate barriers. Keep it in prime condition and accept that some buyers just won’t see the same value in a pool that you do.

Paws in the Park Walk and Pet Fest

Bring your pet for a fun time at Paws in the Park on Sunday, June 11th at Emricson Park in Woodstock. This annual event is in its 17th year and will be held rain or shine.

Take your pooch for a walk around the one-mile nature path. Then, enjoy a variety of activities where dogs are the true center of attention. Watch a K-9 demonstration, play in the doggy pools, shop with the different onsite local vendors and enjoy games and contests that are all designed for the four-legged attendees. Don’t forget to stop in at the pet photo booth for a memorable portrait of your furry best friend. For those who don’t yet have a canine friend, there will be dogs available for adoption.
