The Key To Beautiful Carpets

Beautiful carpeting or flooring is the foundation to every room in your home.  When you’re trying to sell a home, you need to make sure that your carpeting is attractive. If you have particularly worn or dirty carpet, you may want to consider replacement.  At the very least, you’ll need to make sure the carpeting has been well cleaned before any potential buyers have a chance to see your home.

When you move into a new home, it’s probably in your best interest to ensure your carpeting stays as pristine as possible. Cleaning spills immediately, as well as regular vacuuming, is necessary to prevent a build-up of stains and dirt. Children and pets in the house can make the effort even more difficult.

As a result, you may want to consider renting or purchasing a hot water carpet cleaning vacuum. These are essentially a system that sprays hot water and a mild cleaning solution out while simultaneously vacuuming up the water, dirt and debris. They are more expensive than normal vacuum cleaners, but this is the method of cleaning (recommended by many carpet manufacturers) does provide a level of cleaning a normal vacuum cleaner cannot achieve. Most models are also capable of cleaning upholstery as well. The results can be astounding.

Professional carpet cleaners use the same system, although their machines, understandably, can be far larger and mounted on a truck which often requires the use of long, heavy hoses to reach into your home. This can be an excellent choice when time is short and you need to ensure a good job.  But, for regular cleaning, buying or renting a smaller, portable system is definitely a more economical choice.

If you decide to do the cleaning yourself, you’ll have to keep a few important things in:

  1. Follow the directions.  Too much cleaning solution can be worse than none at all.
  2. Test a small portion of carpet first. Not all carpets will react well to hot water cleaning. Most newer carpets are made with synthetic backing and foundation yarns and won’t have a problem. But older carpets or rugs, can shrink after wet treatments.
  3. Allow time for drying.  Not all of the moisture can be vacuumed out of the carpet. Running your HVAC and providing adequate ventilation is necessary to prevent mold.

If you need to select a professional, you can use HomeAdvisor’s search or contact me for a referral to find one close to you.  Regardless of your decision, before your house goes on the market, the carpets should be cleaned at a minimum and  you’ll be ahead of the curve by using a hot water extraction vacuum which can save you time and money.

Are You Ready to Find Your New Home? 

It’s not hard to see the signs. The housing market in some regions is roaring toward a complete recovery. In California and Florida, developers are resorting to lotteries to handle the scores of prospective buyers each new home brings.  It seems every week brings new, positive reports on housing starts, sales and other statistics. So if buying a home is on your agenda this year, you’ll need to be prepared.

Know What You Can Afford

This part of the process can be difficult, because you have to be painfully honest with yourself or you risk problems down the road. You know how much you make. What you need to know is how much of that is available for a mortgage payment and insurance every month, as well as annual taxes and fees. Sometimes, it can be easier to work from the other direction and determine how much you have left over after other expenses are accounted for in your plan. These are things like car payments, monthly food purchases or school-related expenses.   However you arrive at it, a number representing how much you can spend each month on housing is a critical component of your home search. You won’t be the only one doing this, of course. Your lender will also make the same assessment when deciding how much they’re willing to lend you!

Know What You Want

This can be a real challenge. First you’ll want to make a list of all the things that would make a new house perfect for the life you envision. Try only to add things that would really make you happy.  This part isn’t about what you can afford. It’s about what you’d like to have.  Is it a media room, a three-car garage, a hot tub and/or his and hers closets in the master? Write it down in a list that can really help you narrow potential choices as you compare the list to the features of houses you’ve seen or plan to see.

Know What You Need

This can be even harder than making your initial list, because you have to take the list of what you want and remove everything that isn’t essential. The list above is your “wish list” and this is a list of things that a potential new home must have. You might be able to live without wood floors, but what about central heating and air? Or access to top notch schools and medical care? Providing this list to your real estate professional means you’ll only see houses that have already passed this essential screening.

By thinking though through these considerations before you begin searching for your new home, you will undoubtedly save a lot of time. This preparation will pay off when you  begin looking at houses and with some luck, you’ll find that great new home without a problem!

Now in its 38th year, the Evanston Farmers Market, a weekly Saturday venue, provides fun for visitors of all ages.  Noted for its particularly “festive atmosphere”,   this weekly scene features over fifty vendors who offer a diverse assortment of fresh items for purchase.  Stop in and you’ll find everything from meats to fruits and vegetable as well as flowers, dairy products and baked goods.

Please note that dogs are not allowed at the market (with an exception for service animals).

Evanston Farmers’ Markets are a popular weekend event throughout the summer and fall seasons.

Be a Power Buyer: The Pre-Qualification Process

You're ready to buy a home, but do you really know how much you can afford?

Before you set out on your new home search, it is important to know how much you are able to afford.  This is referred to as being pre-qualified, which is different than being pre-approved and can be accomplished through a preliminary interview with your prospective lender.  During the pre-qualification process you will learn a number of different things about your finances such as:

  • How much home you can afford
  • The amount of down payment you will need
  • The minimum down payment and the advantages of higher down payments
  • What the bank feels you can afford for a monthly payment

Determining this information ahead of time will also assist your agent in finding the right properties for you to look at that fall within your budget.

The next recommended step is to be pre-approved.  This step is more involved.  Your lender will need to review your finances in greater detail, including running your credit profile, to determine how much money they can tentatively agree to loan you for your home purchase. Your lender will review the following:

  •  Gross Monthly Income
  • Credit History
  • Amount of any/all outstanding debts
  • Source and amount of money available for down payment and closing costs
  • Type of Mortgage
  • Interest Rates, etc.

Analysis of this information will allow the lender to determine two important ratios:

  • Debt-to-Income Ratio
    Your bills/debt each month should not exceed 36 percent of your gross monthly income
  •  Housing Expense Ratio
  • Your monthly mortgage payment should not exceed 28 to 33 percent of your gross monthly income

Though there may be some flexibility in these ratios (depending upon the lender and the type of loan program you prefer), submitting your information to your lender’s automated underwriting program for approval should provide you a greater sense of confidence in your ability to secure the financing you’ll need to reach your objective.   With a strong pre-approval in hand your offers to sellers should be better received and more likely to be seriously considered.  For more information on the home buying process, please feel free to contact me for additional information or assistance.

Protecting Your Safety with your Smartphone

As busy as we can be sometimes, we can always use reminders. Reminders about appointments, phone calls to be made, or meetings with clients can help improve your business.  But reminders about your personal safety might help to save your life. That’s why I wanted to highlight a special app for Apple products, Live Life Safe.

Live Life Safe is a free app available on the iTunes store for iPhones, iPods and iPads.  It was created by the Suzy Lamplugh Trust as part of their personal safety program.  Suzy was a 25-year-old Real Estate agent who disappeared in 1986 after going to meet an unknown client. Her parents created the Trust to help teach people how to avoid the risks and dangers they can face in society.

The Live Life Safe app is just a part of the Trust’s overall mission.  But, it’s a very important part. The app provides advice and guidance for safety in a variety of situations including sections devoted to adults, parents and young people.  Knowing in advance the best ways to handle or avoid dangerous situations is the ideal way to protect yourself.

There are other personal safety apps available that you may want to consider as well.  StaySafe, for example, will notify specific contacts if you don’t check-in safely, providing your exact location via GPS.  Life360 (available for iOS, Android and Blackberry), allows family members or coworkers to track each other’s location and send a panic alert in an emergency.  bSafe and One Touch SOS, both Android apps, give you an easy way to send out an emergency alert to specific contacts.

When it comes to your personal safety, or that of family members and loved ones, you really owe it to yourself to take a look at Live Life Safe and these other apps.  It’s the little reminder that could just save your life someday.
