Common Home Buying Myths

by Allyson Hoffman

Don’t believe everything you hear about buying a home. Common myths can cause confusion.  To diffuse those misperceptions about real estate, here are some top myths, and the real story behind them…

Buy a Fixer-Upper in a Desirable Neighborhood

It is often thought that buying the worst house in a great neighborhood is a good idea, because you can fix a house … but you can't fix the surrounding company so choose carefully if you proceed.  The do-it-yourself channels may explain exactly how to make repairs, but unless you are fully capable of doing them, begin with caution.  You could ultimately pay more to fix the home than initially anticipated forcing you to potentially live in a home without the means to improve it. So make sure you're ready for a fixer-upper if this is your chosen route to homeownership.

Established Communities are the Best Choice

Though choosing a home in a well-established community is often a priority, it could also be beneficial to consider neighborhoods that haven't yet reached their full potential. You may be able to more easily assimilate into those communities and possibly get a better deal or a better value. Certainly areas with low crime rates, highly-respected schools and convenient locations are desirable, but it is frequently worth the effort to identify hidden neighborhood gems that are equally good, without the high price.

Buying is Always Better than Renting

Though the cost of renting continues to rise, buying may not always be the better option.  While it’s true that renters are investing in someone else's property, depending on location, renting can actually be a better choice. In certain truly expensive locations such as Los Angeles or New York, for example, buying a home could cost many times more per month than renting the same one.

Ultimately, each person should determine which option best fits their needs. Regardless, always be sure to carefully research your chosen area before plunking down that first payment!  For additional information, feel free to contact me today for a consultation. I will be happy to answer any questions you may have, and/or help you find your dream home.

Art Fest Boot Camp

by Allyson Hoffman

April 23, 2016

The Art Center Highland Park, Highland Park, Illinois

At the start of spring, many look forward to the beginning of the Art Festival season. The premier producer of art exhibits in the Chicago area and across the country, Amdur Productions, offers exhibiting artists a helpful educational opportunity to learn marketing and display tips from the Amdur team.

Chicago has a thriving arts community and is, therefore, competitive for artists who would aspire to succeed in the market. Amdur sponsors a “boot camp” of information to assist artists, particularly newcomers, in the jury process, putting together display booths, and specific marketing tips for Amdur-produced exhibitions.

The speaker for the boot camp is Amy Amdur, producer of forty annual exhibitions of juried art in the Chicago region and in three additional states each season. For 30+ years, her production company has been one of the foremost promoters of premier juried art exhibitions in the Chicago area, beginning with the prestigious Port Clinton Art Festival, and including the Gold Coast Art Fair and Chicago Botanic Garden Art Festival and many more. Amdur Productions has produced several Art Fairs and Exhibitions that have been selected as among the top 100 best art and design shows in the country by Sunshine Artist magazine.

For aspiring exhibitors of fine art, this is a fantastic opportunity to learn from one of the best producers in the country. Take advantage of Art Fest Boot Camp with Amy Amdur this Saturday at The Art Center Highland Park.

Springtime Home Maintenance

by Allyson Hoffman

Now that winter weather has departed, it’s time to check your home for damage left in its wake. Some problems may be readily apparent on roof shingles, wood trim, and/or gutters, but more serious issues may require deeper inspection. Additionally, spring is the time to perform regular warm weather maintenance pre-summer. Especially if you are planning to sell your home, take care of these tasks as soon as possible.

Consider a professional roof inspection to check the vents, chimneys and any other areas abutting the shingles. If you have an aging roof, be sure to check the integrity of the shingles themselves.
If you use your fireplace regularly, be sure to consider hiring a chimney sweep for a cleaning and safety check.
Inspect your trim or any other exterior areas for wood rot and make any needed repairs.
If you have remaining stored firewood, move it away from your house by at least 2 feet and also elevate it 18 inches to avoid infestations of ground insects.
Clean the gutters and downspouts, checking to make sure gutters have not pulled away allowing moisture to affect the structure.
Concrete, walks and driveways may suffer from contraction and expansion during freezes and thaws. Patching, releveling, caulking or refilling with concrete in the cracks or faults areas will help to eliminate problems and avoid water standing in low areas near structures.
Check the condition of exterior water pipes by turning on outside faucets to test the water pressure. If water is slow to flow, a leaking pipe may be the cause.
Have the A/C unit serviced by qualified personnel before the start of warm weather to avoid repairs during uncomfortably hot summer conditions.
Prepare for yard maintenance by checking all power equipment and sharpening blades.
Inside your home, check water heaters, electrical cords and fire extinguishers.  Replace filters, and clean air and dryer ducts and exhausts.

Performing these home maintenance tasks this spring will help to protect the value of your home and provide your family the peace of mind needed to enjoy the spring and coming summer months with less worries. For additional information about the selling process and helpful ideas to prepare your home for sale, contact me today for a consultation. I will be happy to answer any questions you may have.

Chicago Lakefront 50K

by Allyson Hoffman

April 9, 2016

Foster Ave. Beach House, Chicago, Illinois

For marathon runners, the Chicago Lakefront 50K seems to be a favorite, and is known as the “flattest running course” in North American marathons. The Lakefront 50K is happening this Saturday, and is the site of multiple past world record. The course is mostly gravel and cinder and actually covers 38+ miles with a time limit of seven hours.

Previous runners have noted the good organization and well-stocked aid stations along the way, (approximately every 2.5 miles) and complimented the volunteers supporting the marathon runners. The start and finish are at Jackson Park Grove 19A -- west of the 63rd Street Beach House. This change from previous marathons is due to revisions imposed by the Chicago Park District, and start time is now 7:30 AM. It consists of 3 out-and-back segments and follows the Lakefront running path. Earlier start time is also an option, but times will not be considered, only finishes.

All finishers receive medals and tech tee-shirts.  If participants would like to be recognized by USATF, early registration is recommended to discuss requirements. Winners in the male and female categories will receive trophies. Registration is both on-line or mail-in, and entrance fees range from $45 to $65 depending on date of registration. For information and registration please click here. For a map of the run, please click here.

Entrants are welcome to bring a support crew because there will be no physician on site, but three hospitals are nearby. Please remember to take Chicago weather into account.  Early spring weather can vary widely, so take optional clothing to account for possibilities from 10 degrees to 70 degrees.

Non-participants can come out to support the runners participating in the Chicago Lakefront 50K this weekend, and possibly witness a new world record!

Where: Foster Ave. Beach House, Chicago, Illinois

When: April 9, 2016 at 7:30 AM (earlier start option is available)

Landscaping Pitfalls

by Allyson Hoffman

Landscaping is the crowning touch to make your home stand out when it comes time to sell. Hundreds of articles on the internet and in home and garden magazines will suggest ideas to follow when landscaping the areas around your home. Because landscaping requires time and maintenance, here are some time and resource-saving ideas to help you avoid landscaping pitfalls:

The lawn typically requires more time and more resources than any other part of your landscaping. An attractive, green lawn is certainly appealing, but it requires a lot of hard work and expense. If you lack the time to maintain a lawn, consider adding areas of stone or mulch with shrubs and flower beds which may take less time and resources to preserve.

Plan carefully – when given soil, water and sun, all plants will generally grow. Remember that the sapling you plant alongside your house will one day be a towering tree and its roots might eventually work their way into your foundation. When you decide to plant anything, other than annual flowers that only last a season, consider how large it will be at full maturity and plan your placement accordingly.

To avoid an overall haphazard impression, choose a theme and adhere it. For example, if you plant a Spanish style garden, then use companioning Spanish-style plants. Of if you prefer an English garden, choose that style of plants. Once you start mixing and matching, focus is lost. Following one theme will make maintenance easier and will greatly enhance your home’s curb appeal.  Just keep in mind that your selection should be limited to themes with plants that are indigenous to your locale.

If you are uncomfortable landscaping on your own, then considering seeking professional help and talk to multiple contractors before deciding on one.  Be sure to be specific about what you want to achieve and how much you have to spend. Your real estate agent could be a great source for helping you find the right contractor. Landscaping is a great home improvement project because you can do as much or as little as you want, and unlike other home improvement projects, landscaping isn’t likely to disrupt your daily life – no matter how long it takes.

For additional information on the buying or selling process, feel free to contact me today for a consultation. I will be happy to answer any questions you may have, help you to determine the value of your home, or aid you in finding your next new home.
