Chicago Botanic Gardens Wonderland Express

Looking for fun the whole family can enjoy? Then don’t miss the Garden for Wonderland Express at the Chicago Botanic Gardens. This extravaganza will begin November 23rd and continue through January 6th, 2019. Be sure to check out the magnificent model trains, magical and glittering indoor snow or enjoy the amazing sound of the indoor carolers singing your favorite holiday songs.

Don’t miss the unbelievable ice sculptors as they use chainsaws and other carving tools to create fanciful figures. If all that isn’t enough fun, the Wonderland will also feature FREE movie days on December 23rd, 29th, and 30th.

Think Warm and Fuzzy to Evoke a Welcoming Aura

Less than ideal weather often inspires us to spend a greater amount of time indoors this time of year. Few things compare to the coziness that awaits inside a warm and inviting home after being out in the weather. As a home seller, you’ll want to give buyers that same sense of warmth and welcome when they visit. Here are a few tips to make your home feel cozy and inviting during cold winter months.

Create Conversation Areas

Instead of setting your furniture apart in a large living area, create multiple seating zones in separate spaces. A small coffee table between two chairs, a sofa with an ottoman that doubles as extra seating and a small bistro table with two stools allows you to build a sense of cozy conversation in an otherwise open floor plan.

Decorate with Throws

Place a decorative throw, afghan or blanket over the end of the couch or across the back of a chair. This encourages potential buyers to imagine wrapping-up in the blanket while watching a movie or reading a book on a cold evening, and inspires buyers think of home when they see your property.

Add Candles

Overhead lighting and table lamps provide enough light to see by, but they often lack the warmth that comes with candles. The flickering flame makes a room feel warmer even if the candle uses LED lights. Set them up throughout the room to enhance that feeling wherever people look.

Use Warm Tones and Earth Shades

As you decorate a room, consider colors that inspire feelings of warmth. Use reds, yellows and warm earth tones like brown for accent pieces. Remember that blues are cool, so stay away from them if you want to add warmth to a room.

Paint the Ceiling

Large rooms can be made to feel cozier by painting the ceiling a color other than white. By choosing a darker shade, your space can seem a little more intimate. For rooms with high ceilings and a sense of sterility, painting the walls only two-thirds of the way up will make the room feel shorter without sacrificing the openness.

Add Plants

If you have more space than furniture to fill it, add plants to bring in life and soften empty corners. Tall plants are ideal for rooms with extra height while shorter plants like ferns work perfectly in average spaces.

Add Sensory Appeal

To add a boost of hominess for visitors, the smell of freshly-baked cookies can work wonders.  Alternately, try brewing a kettle of spiced apple cider and leave its enchanting simmering scent to provide one more inviting subliminal message to your guests.

Grant Park Turkey Trot 5K/10K

Here’s your opportunity to work off a little of that Thanksgiving turkey and pie. Be sure to check into the Grant Park Turkey Trot 5K/10K this Saturday, November 24th.  The race course passes through beautiful Grant Park and finishes with the famous finish-line cinnamon rolls! Proceeds from the Grant Park Turkey Trot 5K/10K will benefit Playworks Illinois whose work brings play-based programs to schools that teach children valuable social and emotional skills including teamwork, conflict resolution, and empathy.

Last-minute registration will begin at 7:30 AM with the Kids Dash starting at 8:45 AM and the 5K/10K beginning at 9 AM.

Magnificent Mile Lights Festival

The BMO Harris Bank Magnificent Mile Lights Festival is this Friday and Saturday, November 16th and 17th. On Friday, bring the whole family to Lights Festival Lane in Pioneer Court and enjoy dozens of family-friendly activities including live music, interactive holiday-themed activities, festive treats, and a special appearance from Santa Claus.

Enjoy these same activities on Saturday plus also take in the sights of the Tree-Lighting Parade beginning at 5:30 PM. The parade will step off at Oak Street heading south on Michigan Avenue to Wacker Drive.

Wrapping up this spectacular celebration will be the fireworks spectacular over the Chicago River. In addition to the parade, fireworks, and other activities, you can also enjoy live musical performances from your favorite artists such as Cailee Rae, DCappella, Cozi Zuehlsdorff, and Cody Simpson + The Tide.

15 Year versus 30 Year Mortgages -- The Pros & Cons

A home is one of the biggest purchases most folks will ever make. So, if you’re like most people, you’ll need a mortgage to buy it.

Because there are several available options for mortgage loans, buyers frequently wrestle between choosing a common 30-year loan, or alternately, a 15-year mortgage with a faster payoff schedule.  Both choices have plusses and minuses. Hence, before deciding on the best program to select, take a look at these facts.

A 30-year mortgage offers flexibility.  Monthly payments are lower, because they are spread out over 360 months. If you should unfortunately become ill, lose your job, or have other financial difficulties, you are less likely to be challenged by the commitment to pay your mortgage. Moreover, if you want to accelerate the payoff of your mortgage, you can simply elect to pay extra each month to reduce your loan principal or make extra principal payments whenever your cash flow comfortably permits.

However, keep in mind that a 30-year mortgage generally carries a higher interest rate than a 15-year loan because the bank assumes a much longer risk with 30-year borrowers. Therefore, 30-year borrowers often still pay more interest as a result. 

On the other hand, a 15-year mortgage with a lower interest rate can save you money. The shorter term of the loan coupled with lower rates can add thousands of dollars to your pocket, a result of saved interest payments over the life of the loan.

A 15-year mortgage requires borrowers to fully amortize their loans in half the time of 30-year mortgage.  So, if you can afford the associated higher monthly payments of a 15-year loan, this might be the right alternative for you.

The downside of a 15-year mortgage includes its lack of flexibility as compared to a 30-year loan. Once you are committed to the higher payments, should future financial difficulties arise, paying less, as you would with a 30-year mortgage, is simply not an option.

Thus, to determine which mortgage path to follow, the best course is to secure a solid pre-approval for your mortgage before starting to shop for a home.  Lenders are readily available to assist with this request.  If you do not have a reputable, experienced and successful lender in mind, but would like to speak with someone who really knows the ins and outs of the mortgage arena, I can provide recommendations to trusted lender affiliates with established reputations for producing results. Moving with Children – Chill … Don’t Stress!

Moving can be extremely stressful especially if you have children. It is important to be aware of the things that may be a concern to your children when making a move.

A few areas of concern for children when making a move may include:

 - Preschool children tend to worry about being left behind or separated from their parents.
- Kids aged 6 to 12 can be concerned with how their daily routines will be affected.
- Teenagers are concerned primarily with fitting in and having their social life disrupted.

A way to ease these concerns may include:

 - Communicating with your child about what the new house will be like.
- Take them on a visit of the new home and neighborhood (if possible).
- If you can, visit the school with your child and meet some of the teachers.

Involving your children in the move can help make the transition easier. Your kids can be a great help if you involve them such things as:

 - Packing some of their own special belongings, and decorating their boxes with stickers and markers.
- Making plans together on how to decorate their new room.

There is a lot to consider during a move and by involving your children you may help to relieve the stress your children are feeling, reduce your own stress and be able to focus more on other aspects of your move!

Golden Paw Gala

Join Heartland Animal Shelter for their “Sweet Sixteenth” Golden Paw Gala this Saturday, November 3rd at the Sunset Ridge Country Club. This fun-filled night will include an open bar, appetizers, and an auction with more than 100 unique items. All proceeds will benefit Heartland Animal Shelter and their mission to provide a no-kill shelter for the care, humane treatment, and adoption of lost, stray, and abandoned animals and to find permanent, loving homes for homeless animals.

Diane Pathieu, ABC7 Chicago, will emcee the event. Pet expert Steve Dale, WGN radio personality and host of Steve Dale's Pet World, will be the honored guest speaker.
