SOFA Chicago

October 31st – November 3rd, SOFA Chicago returns to Navy Pier. SOFA, or Sculpture Objects Functional Art and Design, is an event that focuses on three-dimensional artworks that cross the boundaries of fine art, decorative art, and design.

In addition to over 80 art dealers, SOFA Chicago also includes an acclaimed lecture series and special exhibits exploring the artworks on view and surveying new trends in the art world. This 26th edition will highlight women in design, performance art, and interactive experiences.

The event will take place at Festival Hall A and B located at Navy Pier on Thursday, October 31st – Sunday, November 3rd.

First, you’ll need to be able to determine the current and potential future value of the properties you might want to flip. Working with real estate professionals and appraisers is certainly advisable, but having your own knowledge of the market in an area and the potential to make money remains vital. For this reason, many beginning house flippers start within their own neighborhood or one they know well.

Know the Cost of Repairs

How much profit results from flipping a home will be directly tied to the associated costs of the improvements, financing, how long it takes to complete the work and obtain a buyer, as well as the additional expenses necessary to resell it. To determine not only what needs repairs on a property but also how much those will cost, call in the experts to give you estimates. An All-Important Sellers’ “To-Do” Checklist

Most sellers have a long to-do list when selling their home. To assure that no tasks are overlooked, try to incorporate these key pointers when selling a home.

Clarify Inclusions and Exclusions

To avoid last minute confusion, unnecessary disappointment and uncomfortable dissention, be sure that the items conveying with the sale of the property are clearly spelled out.  As a rule of thumb, anything that is permanently affixed to the real property is typically included. This means that if something is nailed on, screwed in, glued on, plumbed in or wired in, it stays unless it is explicitly excluded.  Also be sure to define which movable appliances, window treatments and similar items that could stay or go are precisely noted and agreed to in advance. Moreover, if a home is professionally staged, a buyer may erroneously assume that some staged furnishings are those of the seller.

Remember to Clean in Hidden Areas

Whether it’s a showing or an open house, buyers will inevitably be going through your home and potentially looking in every nook and cranny. Unlike ordinary guests, they will likely open cabinets and closets as well as refrigerators and ovens. So, be prepared by making sure everything is spotless, even the hard-to-reach high places that taller buyers may easily see.

Make Sure the Doorbell Works

While this may not seem like a huge deal, if the doorbell doesn’t work, this might lead buyers to wonder what else is broken even before they step inside. Likewise, torn screens on your storm door, cobwebs in the lights flanking the front door or an unhinged mailbox could provide the wrong subliminal message to a prospective buyer waiting to enter while their real estate agent opens the door.  So follow through and extend this attention to small details throughout the rest of the house such as replacing all non-working light bulbs and other fixtures.

Use Due Diligence in Selecting Your Real Estate Agent

Even when a real estate agent provides seller references, many home sellers fail to contact them.  Don’t make this mistake.  Take the time to check with others who can provide firsthand accounts of how your preferred agent performed, how smoothly the process went and how successful was the end result. 

Use Social Media

Make sure your real estate agent utilizes social media to promote your home. At the same time, ask your own friends to share the information about your house. The more people who share your listing with their contacts, the more people will know about the property and because of the increased exposure, the greater the likelihood that it will sell in a shorter period of time.

Selling a house is inevitably a busy time, so it is easy to let some things fall through the cracks. Night of 1,000 Jack-o’-Lanterns

Get ready for a one-of-a-kind event as The Chicago Botanic Garden presents the Night of 1,000 Jack-o’-Lanterns. This event begins Wednesday, October 16th and will run through Sunday, October 20th. The event will also run Wednesday, October 23rd through Sunday, October 27th.

This Boo-tanical event features more than 1,000 hand-carved pumpkins, some as large as 150 pounds. The LED-lit jack-o’-lanterns will be staged along a festive, paved pathway. Along the way, encounter entertaining characters, watch live carvings and view the ghostly trains in the Model Railroad Garden.

Purchase light snacks and drinks such as cider and ale before you head onto the path. Along the path, stop over at the Regenstein Fruit & Vegetable Garden for hearty seasonal fare.

The Great Highwood Pumpkin Festival

Starting on the eve of October 10th and running through October 13th it’s time to again gather for some family fun at the Great Highwood Pumpkin Festival. The festival kicks off on Thursday, October 10th from 5 PM to 10 PM, with a Community Appreciation Night featuring free admission, carnival rides, pumpkin carving, live music, and more!

The fun continues on Friday, October 11th starting at 4 PM with an activity-packed weekend that includes a full schedule of right through Sunday with costume and pie-eating contests, horse-drawn hayrides, a petting zoo, crafts, three stages for music, food and beverages galore, Trick-or-Treating throughout festival grounds, and the attempt to break the Guinness World Record for the most pumpkins carved and lit at once.

The festival admission price is $5 per day with tickets available at the entrance gates upon arrival. All proceeds will benefit Make-A-Wish Illinois and further their mission to grant wishes for Illinois children with life-threatening conditions.

For special seasonal or holiday decorating, consider trying something elegant this October with these chic ideas to consider. Whether you’re expecting neighborhood trick-or-treaters, hosting an adults-only party or just want to get into the fall spirit, these suggestions are easy, fun and can make your home look festive for visiting buyers if you’re currently selling your home.

White Pumpkins

Put a modern spin on the traditional pumpkin by painting it white. Regular craft paint or spray paint will work. Paint three or four pumpkins or gourds and arrange them together with pinecones and other fall items. This adds a sophisticated touch to your front porch for great curb appeal. You can also go with all black or all gold or mix it up with a pumpkin of each color.

Black and White Decor

Instead of the typical orange and black colors of Halloween, trying substituting black and white for a more elegant look. White candles with black votives or white flowers in a black vase will add an elegant touch to any table. Serve all black and white foods for your holiday party (or open house) and/or add a black and white striped tablecloth to draw attention and continue the theme.

Fall Color

Want to incorporate more seasonal color in your décor? Create an unforgettable centerpiece for your table by spreading fall foliage around candles and across the table. Place a silver tiered tray in the middle with gourds and mini pumpkins displayed on each tier. To make your design stand out even more, try an accent of fall color such as deep orange and burgundy with a few strategically-placed pieces.
