Tax Benefits for Home Owners

If you are a homeowner, tax deductions have provided benefits that have made owning a home more appealing. Changes from the recently-passed tax bill may affect your bottom line when you do your taxes and here is an overview of some of the approved modifications.

The popular mortgage interest deduction has been downsized, now only providing benefits on mortgages up to $750,000, a reduction from up to $1,000,000. This still remains a huge benefit to most homeowners as the change only impacts a small percentage of owners. If you already own a home with a mortgage up to $1,000,000 you will be grandfathered in at your current levels, so this change won’t affect you. The mortgage interest deductions on second homes are still available as well but also at the new limits.

Interest paid on home equity loans will no longer be deductible unless you are using the money to substantially improve the residence.  So, if you planned to use your home equity line to finance other items, you may now need to consider alternative financing options. 

Property taxes as well as state and local income taxes are still deductible but have a combined limit of $10,000. If you were previously deducting more than that, your benefit will have decreased.

One of the biggest differences with the new tax bill is the standard deductions for filers. Single filers will now be eligible for a $12,000 deduction and joint filers a $24,000 deduction. Because of the significant increase in the standard deductions, the treatment of the mortgage interest and property tax deductions can change for many tax filers.

While moving expenses have been deductible in the past, this item has been repealed except for members of the Armed Forces.  Thus, most American citizens will lose this benefit.

Only about half of American homeowners own residences valued high enough to justify itemizing taxes to claim the mortgage interest deduction. Currently, more than 60% of taxpayers do not itemize their tax bills and therefore have not been taking advantage of this deduction.  With the new rise in standard deductions, there will likely be fewer people electing to itemize since there is less financial reason to do so.

An Abundance of Food and Fun

It’s restaurant week in Chicago! Kick off this delectable weekend by taking part in Navy Pier’s First Bites Bash. This bash is the official kick-off event for the 11th annual Chicago Restaurant Week. Join Lee Wolen, executive chef and partner at Boka restaurant in Lincoln Park, Thursday, January 25th from 5:30 PM to 8:30 PM to toast the city’s culinary scene with beer, wine, and cocktail pairings. A portion of the proceeds will benefit the Greater Chicago Food Depository. Visit the event’s official website to purchase tickets and to view a list of participating restaurants.

Over 370 restaurants are participating in this year’s Chicago Restaurant Week. Beginning January 26th continuing through February 8th, patrons will be able to feast on a variety of multi-course menus.

Travel Safely this Winter

Winter is here -- accompanied by some winter weather that has made travelling more difficult. Staying home isn’t always an option when snowy and icy conditions occur, so being well prepared when travel becomes treacherous is the next best thing to not leaving home.

The first step to being ready in case of adverse winter weather is to be well informed regarding current conditions as well as what is yet to come. Beyond knowledge, having adequate supplies on hand to be prepared when you do travel in case of unexpected delays or accidents is sensible.

When collecting emergency supplies, include the following items:

- Fully charged cell phone, charging cable and a portable charger
- Windshield scraper
- Battery-powered radio
- Flashlight
- Extra batteries
- Water
- Ready-to-eat packaged foods
- Extra clothing including hats, coats and gloves
- Blankets
- Snow chains for tires
- Jumper cables
- Road salt or sand
- Emergency flares
- First aid kit
- Tool kit
- Road maps and compass
- Waterproof matches and a container to melt snow for water
- Paper towels
- Towels
- Necessary medicines that you require
- Waterproof clothing
- Multi-purpose knife
- Shovel
- Backpack
- Whistle

Gathering these items may seem like a lot of unnecessary work and hopefully it will be. Take a plunge for a worthy cause this Saturday, January 20th at the 17th annual Chicago Polar Bear Club Polar Plunge. The plunge will take place 12 PM at Oak Street Beach. Visit the Chicago Polar Bear Club’s official website to donate and make sure to show up in your swimsuit on the 20th. Over the past 16 years, the CPBC has raised nearly $300,000 for families in need supported by the CPBC.

Eight Hot Home Trends for 2018 Unveiled

If you are like many people who want their homes to remain current and updated but aren’t always certain of what to choose, here are eight hot home trends expected to pop up more frequently in 2018. So when you are ready, consider taking advantage of these ideas and accents to update your home.

1. Dare to be bold with Pantone’s 2018 color of the year, ultra violet, a rich, dark purple. If this deep hue is simply too much for you, lavender is also expected to show up everywhere so try adding some lavender to a room for a fresh pop of color.

2. High contrast color palettes make a huge impact, even without selecting trendy colors. As a low-cost project requiring only the expense of paint if you do the work, combine a deep grey or blue mixed with white for a great update assuring that the dark hue isn’t overwhelming.

3. Geometric shapes will remain popular, but expect to see more circles replacing tired triangles. Circles will appear in throw pillows, draperies, linens and even light fixtures.

4. Despite stainless steel enduring as a lasting classic, brass has again creeped back into current decor. If you are looking for a quick and easy change, just add a small amount of brass to your bathrooms, kitchen or as lighting accents.

5. Consider incorporating natural elements into your home’s design as a way to connect with your surroundings using stones and woods that are native to certain areas and create beautiful accents – from limestone showers to walnut cabinets.

6. Consider incorporating some trim in colors other than white. While using bold colors for this style change will remain uncommon, expect of see charcoal or other neutrals appearing on trim to make a room stand out in a new way.

7. In recent seasons velvet has appeared in closets. Expect that to transition to home goods as well. As with many trends, a little can go a long way so if you aren’t ready for a velvet couch, pillows or an ottoman will do the trick equally well.

8. Lastly, “statement” lampshades will show up this year. It’s an easy update to consider without a big commitment. New patterns, materials, colors and shapes will replace the oh-so-common white classics.

With almost any trend, a little goes a long way. So be careful to not overdo the updates or combine too many trends in one room. Your home should always reflect your personality and interests as well as providing a comfortable retreat for you and your family. Cubs and Cowboys

The Chicago Cubs bring you their annual convention taking place this Friday, January 12th through Sunday, January 14th at the Sheraton Grand Chicago. This is your chance to meet some of your favorite Cubs players past and present as well as grab a few autographs along the way. This event will feature interactive exhibits, meet and greet opportunities, and special panels.  Visit the Cubs Website for passes and hotel packages. A portion of the proceeds of the Cubs Convention benefits Cubs Charities.

Alternately, join the Professional Bull Riders in celebrating their 25th year and watch some of the top bull riders in the world take the arena. The event begins Saturday, January 13th at 6:45 PM and Sunday, January 14th at 1:45 PM. This will be the 8th time the “Toughest Sport on Dirt” returns to Allstate Arena in Rosemont for two days of action-packed rides. Visit the Allstate Arena’s website to purchase your tickets today!

Seller’s Benefits of a Pre-Listing Home Inspection

If you are planning to sell your home now or in the future, one thing you should strongly consider is doing a pre-listing home inspection. Issues revealed during a buyer’s home inspection are among the most common reasons for buyers to cancel their purchase contract. By assessing the current condition of your home prior to listing it, you will have the option to remedy issues discovered in advance of showing your home or, alternately, share them with potential buyers upfront so they are fully aware.

Follow these suggested steps to use a pre-listing inspection to your advantage. First get references and hire an experienced professional home inspector. Following your home inspection, carefully review the report and associated photos to determine which issues should be managed. Then contract with qualified repair contractors to correct the problems. When this process is handled as a pre-listing preparation project, you won’t be “under the gun” to make decisions with little time and forethought unlike the common situation that occurs during a contract inspection contingency period. When buyers have access to detailed reports including the associated annotated measures taken to correct problems, many confidently move forward with less stress or trepidation in the path to a success closing.

Therefore, once any necessary repairs are completed, you’ll be able to confidently list your home knowing that unexpected items are unlikely to surface during any future home inspection.  Be sure to share with buyers that your home was pre-inspected and provide a copy of the home inspection to interested parties with documentation of any repairs made in response to the report. Moreover, don’t be surprised if your report and repair documents lead to a buyer waiving their home inspection entirely.

Should conditions surface that you choose not to repair, disclose these items to prospective buyers despite the possibility that this could deter them. Then use the realistic assessment of the property’s condition to your benefit by pricing your home appropriately to reflect its condition. Additionally, by providing this information to potential buyers, surprises will be minimized increasing the odds of a trouble-free contract phase without a buyer request for repair cost reimbursement or a price adjustment to compensate them for these issues.

Typically, home inspections are significant source of anxiety for many home sellers … but they don’t have to be. A pre-listing home inspection increases seller control of this aspect of the sale and neutralizes many issues that can cause contract failures. So consider a pre-listing home inspection to sell at top dollar with less stress and in a shorter period of time. The First Weekend of the New Year

This Sunday, January 7th is Maxwell Street’s first market of the year. Don’t miss your chance to visit one of the most historic markets in the city. The market offers a variety of merchandise from tools to furniture and everything in between.  The market is packed full of great bargains as well as rare finds and collectibles. Maxwell Street Market takes place on Desplaines from Polk to Taylor streets. Limited FREE parking is available on Desplaines from Harrison to Polk, and on Desplaines from Taylor to Roosevelt. Either before or after you’ve selected some great deals at the market, visit the North Shore Suburbs to skate your winter break away at the Glenview Ice Center’s Winter Carnival. Skating will be open to the public both Saturday, January 6th and Sunday, January 7th from 1:30 PM to 3:00 PM.
